THE VILLA

The villa is just over two hours drive from the airport reachable via a quiet duel carriageway on the most southern tip of the island.
Beautifully designed with three bedrooms of substantial size and quality adorned above by antique roof tiles, blending classic charm with a sleek, modern aesthetic that emphasises natural light.
Its unique layout separates the two ground level guest rooms with an elegantly crafted English-Georgian style courtyard.
Greek-inspired columns grace the verandas and the upstairs balcony, adding a touch of timeless sophistication to the contemporary theme. Inside, the villa is very spacious and serene. Titanium floors throughout the villa and the unique pale blue and white floor addresses the open planned Kitchen, Sunset Lounge and TV room where a projector beams a large screen….




All are large rooms and are styled in a soft Greek palette, with striking canvas artworks — photography and painting — that add both warmth and presence. The Sunset Lounge, with its generous proportions, opens out through floor-to-ceiling French glazed doors to the stone & grassed style courtyard, home to a circular tropical fish tank.
This is where you can sit each evening and watch the sun set directly in front of you — in stillness, in silence, or simply in peace, or with Alexa playing music of your choosing.


The large open planned kitchen is both welcoming and relaxed — a space that feels like home. A long wooden farmhouse-style table with wicker chairs invites lingering meals, quiet tea /coffee, or conversation. It’s a place to play at cooking, try new things alongside the butler, or simply enjoy being cooked for.

A LITTLE MORE INFORMATION
Originally built as the owner’s private home in 2022, the property is warm, homely, and refreshingly different in design. Still enjoyed by him part of the year, it reflects a deeply personal approach to comfort and understated luxury.
Air conditioning is provided in the Island and Peacock guest rooms, as well as in the TV room. The villa is equipped with reliable internet and a substantial DVD library, ensuring entertainment even in the rare event of connectivity interruptions.
Power outages, which can occasionally occur in Sri Lanka, are seamlessly managed through a solar and battery backup system. But let’s not pretend that we can’t have the odd issue when living in the tropics, we occasionally do, but we tend to deal with it pretty quickly.
The property is well supported by an attentive albeit very small on-site team. The gardener also provides an added layer of security whom reside closely, the butler resides on the land.
In addition, the villa’s resident dogs offer excellent natural security, gently discouraging monkeys and other jungle wildlife from wandering onto the grounds.
A common question asked is whether snakes are present. While the occasional snake has very rarely found its way onto the property, the open garden environment is not especially inviting to them. Eagles that are ever present never miss an opportunity for a meal, so it would be highly risky for a snake to take an afternoon garden visit
The presence of peacocks —who roam the grounds with unmistakable confidence—also acts as a natural deterrent, as they are known to ward off and even kill snakes.
The owner like the peacocks is known to not be a fan of snakes and designed the villa with this in mind and surrounded the land with a perimeter wall which makes it less likely unwanted guests will make their way in.
