Welcome

If you’ve found your way here, it’s likely through word of mouth — we don’t advertise. So, hello and welcome.

Positioned at the island’s most southern tip, near Matara but closer to historic Dondra, the villa is approximately 1km from the nearest beach which you can often hear and 4km from the stunning quiet unspoilt Talalla beach.

The villa is deliberately exclusive — quietly elusive — existing on a who knows basis. Its name is never publicised, ensuring the highest level of discretion and privacy for its guests. This is a place to withdraw completely, beyond the reach of media attention and the demands of visibility. Designed for individuals, couples, or families, the villa invites you to relinquish ( if you desire) your mobile phones and reconnect with a rarer luxury: time, stillness, and presence. Here, life unfolds at a different pace, far removed from the pressures of constant contact and the noise of the outside world.

Set within over an acre of private, secluded grounds, this elegant three-bedroom villa overlooks serene paddy fields and is surrounded by pristine, untouched nature. A place where luxury is defined by space, stillness, and privacy. The only sounds are the soft whisper of palm leaves, distant birdsong, and the gentle rhythm of village life unfolding beyond the fields. yet, only a stone throw away from the lavish southern province beaches.

No traffic. No interruptions. Just rare, restorative quiet.

We are a 2-hour-15-minute drive from the airport, largely via smooth dual carriageway roads, making arrival both effortless and discreet.

Offered without agents or intermediaries, all communication is handled directly with the English owner, ensuring a personal, transparent, and seamless experience.

A LITTLE MORE INFORMATION

Originally built as the owner’s private home in 2022, the property is warm, homely, and refreshingly different in design. Still enjoyed by him part of the year, it reflects a deeply personal approach to comfort and understated luxury. Having experienced first-hand the calming and restorative effect of the space, the owner was inspired by a lifelong desire to help others and now shares his home so guests can enjoy the same sense of relaxation, balance, and wellbeing.

Guests are often surprised to learn that there was no architect, as the layout of the villa never fails to impress. The owner had an idea and drew it on a piece of paper and he then asked a local draftsman to detail it.

The expansive open-plan kitchen features a long farmhouse table that flows effortlessly into the sunset lounge — an exceptional space from which to relax and take in the breathtaking views. This open layout continues into the TV room, unified by striking blue-and-white floors, crisp white décor, and soft flowing curtains. The result is a space that feels beautifully modern yet warmly homely, balancing sophistication with comfort.

Air conditioning is provided in the Island and Peacock guest rooms, as well as in the TV room. The villa is equipped with reliable internet and a substantial DVD library, ensuring entertainment even in the rare event of connectivity interruptions. Power outages, which can occasionally occur in Sri Lanka, are seamlessly managed through a solar and battery backup system.

The property is well supported by an attentive albeit very small on-site team. The gardener also provides an added layer of security, the butler resides on the land, and the maid lives within easy walking distance. In addition, the villa’s resident dogs offer excellent natural security, gently discouraging monkeys and other jungle wildlife from wandering onto the grounds.

A frequently asked question is whether snakes are present. As Frank Sinatra once said, “too few to mention.” While the occasional snake has very rarely found its way onto the property, the open garden environment is not especially inviting to them.

The presence of peacocks—who roam the grounds with unmistakable confidence—also acts as a natural deterrent, as they are known to ward off and even kill snakes. The owner like the peacocks is known to not be a fan of snakes and designed the villa with this in mind and surrounded the land with a perimeter wall which makes it less likely unwanted guests will make their way in.

The Villa is elevated and cant be affected by flooding or rockfalls. It also has an incredible lightening conductor in place which was successfully tested in December 2025 when a passing storm said hello!
